Lower Swell is a delightful village that is characterized by its plethora of beautiful traditional Cotswold stone properties and offers guests at Leys View the opportunity to enjoy country walks directly from the cottage. Situated only one mile away from the bustling town of Stow on the Wold the cottage offers a perfect central base from which to explore the Cotswolds.Dating back to approximately 1595, the cottage has undergone an extensive renovation in 2016 and now offers the traditional features of log burners, beams and stone mullion windows married with a contemporary kitchen and newly fitted bathrooms. The property now boasts 4 bedrooms, 2 bath/shower rooms and 2 reception rooms. The cottage is newly furnished throughout with high quality fixtures and fittings offering a modern and contemporary twist that complement a wealth of period features including log burning stoves in the sitting room and the entrance nook, beams throughout and a magnificent vaulted ceiling with exposed beams in the master bedroom. There is a good size private garden with a paved patio area and a small lawn on the upper level that looks out over the stone wall to open countryside beyond.AccommodationThe house sleeps a maximum of 8 people in 4 bedrooms. On entry you come in to the entrance nook with its traditional wood floor, log burning stove in the chimney recess and two armchairs making it the perfect spot to read a book or enjoy a glass of your favorite tipple in front of the fire. Leading off the entrance nook, all located on the ground floor, are the sitting room which looks out to the front of the property, the kitchen/diner which looks out to the garden at the rear, the main family bathroom and the stairs to the first floor (please note that the stairs are quite steep in keeping with a property of this era. If any guests have restricted mobility please do enquire beforehand to ensure that access will not be a problem).On the first floor is the Master bedroom with vaulted ceiling and traditional stone mullion window that overlooks the fields beyond. There are 3 further bedrooms on the first floor – one queen and two twins - along with a contemporary shower room that was newly fitted in 2016.To the front of the property is a small, pretty cottage garden bordered by a traditional Cotswold stone wall. To the rear there are 7 steps from the bi-folding doors in the kitchen leading up to paved patio with a dining set for 6 people. During the summer months a gas barbecue is available. Stepping up two steps from the patio there is a small lawned area with a Cotswold stone wall to the rear overlooking open countryside. The garden has a number of borders that are well stocked and laid out in a cottage style.Parking is located directly opposite the house to the front in parking bays that are shared with neighbouring properties. Parking is unallocated so it is on a first come, first served basis. Please note that parking is on the other side of the road to the property so please do take care when crossing the road especially with children.Entering the property you come into a hallway with a wood floor leading to the following rooms on the ground floor:-Sitting Room:- Overlooking the front of the property with one three seater sofa, one two seater sofa and two armchairs, coffee table, a traditional stone fireplace with log burning stove, gorgeous stone mullion window, flat screen TV and DVD player.Kitchen/Diner:- Stylish modern kitchen with solid wood cabinets, stone worktops and bi-folding doors opening the house out to the garden during the spring and summer months. Large range cooker with 6 burner electric hob and two ovens, dishwasher, two fridges, freezer, kettle, toaster, microwave and equipped with all crockery, cutlery, pans and cooking utensils.The open plan dining area has built in wooden benches to two sides of the table and four dining chairs providing dining for up to 8 people. There is a wall mounted flat screen TV.Family Bathroom – Contemporary modern white suite and slate floor fitted in 2016. Bath with shower over, toilet, sink and storage cupboard housing the water tank.Stairs leading to first floor with the following rooms:-Master Bedroom:- Queen bed with built in wardrobes. There are log burning stoves in the sitting room and entrance nook for which two baskets of logs will be provided. Additional logs can be purchased but please ask in advance to ensure they are there in time for your stay.Pets:- we regret that there is a strict no pets policy at this propertySmoking:- there is a strict no smoking policy throughout the propertyChildren’s Equipment:- a high chair and cot are provided but please note that we do not supply bedding for the cot so guests should make provision and pack their own.Smoke/CO detectors:- there are smoke/heat detectors located throughout the property and a CO detector in the sitting room. These operate on a sound only basis and those of hard of hearing should be aware that they may not hear them without their necessary personal hearing deviceAccess:- entry is via a key located in a key safe. The code will be provided to you shortly prior to your stayCheck in:- Check in time is from 3pm but we will try to let you get into the cottage sooner, if requested. It just depends if we have guests staying the night before. The Co-op is about a 5 minute drive, both located in Stow on the Wold.Lower Swell is a delightful village conveniently situated in the heart of Cotswold villages, Stow-on-the-Wold (less than a mile), Lower Slaughter (2 miles), Bourton on the Water (5 miles), Moreton on the Marsh (5 miles), Broadway (10 miles), Cheltenham (14 miles). You can enjoy lovely country walks directly from the cottage or use it as the perfect central base from which to explore the Costwolds.Kingham Train station is a 15 minute drive from the cottage.Parking is located directly opposite the house to the front in parking bays that are shared with neighbouring properties.
